Built in 2007-2008, 150 Clarendon is a prestige residential apartment building located in East Melbourne. The 12 story building contains 87 apartments and several retail spaces, a swimming pool, gym, cinema and other luxury hotel-like amenities.
150 Clarendon engaged CarbonetiX to undertake a comprehensive audit of building services to establish performance of their building and provide advice on energy efficiency opportunities.
A lighting upgrade to energy efficient LEDs for the common areas was identified as a key opportunity as a part of the audit. CarbonetiX worked with the Owners Corp to complete the lighting upgrade across the carpark and corridor areas within budget. As CarbonetiX is accredited under the VEET scheme to provide financial incentives for lighting upgrades, the project cost was significantly reduced.
Upgrading common area lights to LEDs has reduced the amount electricity consumed by the site, preventing 138 tonnes CO2-e from being emitted annually. Saving $15,439 in the first year, the project will have a 2.7 year return on investment, with savings going towards future efficiency projects outlined in the audit report.
The initial energy audit identified a number of efficiency improvements, providing a clear return on investment for each measure. Savings generated from this lighting upgrade will contribute to funding future energy efficiency measures identified as a part of the initial audit. These may include:
- BMS control optimisation
- Fan upgrades
- Lift regenerative drives
- Sub metering
CarbonetiX is accredited under the VEET scheme, making claiming the VEET incentive a straight forward process.
