Commercial Building Cases from TEC

A recent Total Environmental Centre (TEC) report has demonstrated the benefits of investment in improving the energy efficiency of commercial buildings. The case study draws on six commercial buildings in Sydney.
The motivation for investing in commercial building upgrades and retrofits were many. Some organisations were looking to increase asset value, others wanted to attract higher rental incomes. In all cases, the works focused on reducing the buildings operating costs.
RPAH Medcal Centre in Camperdown, Sydney, invested $185,000 in a range of works including a new building management system (BMS) and higher efficiency air-conditioning units. The project is expected to save $61,000 on energy costs in the first year and has taken the site from a NABERS rating of zero to four stars.
The expected payback period for this site is between 1.8 to 2.4 years, after which time the energy cost savings will flow straight into the bill-payers pocket.
